For over two decades Orton Development, Inc. (ODI) has been active with the redevelopment and rehabilitation of mixed-use properties. ODI's projects have included factories, warehouses, offices, retail, medical, education, and live-work spaces.
Established in 1984, and incorporating wholly owned construction and environmental engineering companies, ODI is recognized as a leader nationally for acquiring Fortune 1000-owned surplus real estate assets which have potential for re-tenanting or change of use. Our real estate development experience has included rehabilitation of over 50 projects currently totaling in excess of 11 million square feet.
ODI’s inaugural acquisition of a still functioning foundry, The Vulcan Foundry, was quickly rehabilitated and within a year, artists were living in the unique spaces created at Vulcan Studios and dining at the Vulcan Cafe.
ODI subsequently acquired a diverse selection of properties, adding value by changing use and bringing solutions to a wide variety of problematic real estate. We have purchased properties from major institutions including General Motors Corp., US Steel Realty, Lockheed Martin, Simmons Company, British Oxygen Corp., Dillard’s Retail Corp., Del Monte, Hunt-Wesson, and American Standard.
In particular, ODI has been extremely successful in redeveloping commercial properties with zoning, market placement, product positioning, and environmental difficulties. As such, our team coordinates the efforts of sellers, architects, city planners, community representatives, financiers, and brokerage organizations to return these properties to productive use. That success has resulted in the creation of exciting business environments which have secured long-term credit tenants, job creation, and development of major economic activity benefiting local business communities. Tenancies range from film and music studios for Oscar-winning productions to the Bay Area Rapid Transit (BART) car and CalTrain assembly plant.
