Acquired: In February of 2012, after a competitive RFP process, ODI was awarded the opportunity to develop the 20th Street Historic Buildings in partnership with the Port of San Francisco.
Property description: Part of the 69-acre Pier 70 Master Plan, Historic Pier 70 is comprised of eight historic office and industrial buildings along 20th Street east of Illinois Street. The project totals approximately 300,000 square feet on five acres.
History: Formerly the headquarters of Union Iron Works and then Bethlehem Steel, the various buildings were developed between 1885 and 1941 and together form the most intact industrial complex west of the Mississippi.
Redevelopment: After signing a 66-year ground lease with the Port of San Francisco, ODI began construction in mid-2015. ODI is seismically retrofitting and providing new building systems for all eight buildings.
Current status: Office and industrial space is fully leased; small retail opportunities remain.
